ROAM provides tools, content and services designed to help people discover destinations, explore homes, connect with local people, find experiences and access relocation resources.

By accessing or using ROAM, you agree to these Terms of Use. If you do not agree to these Terms, you should not use the platform.

Some features of ROAM may require you to create an account. You agree to provide accurate and current information when creating or maintaining your account.

You are responsible for maintaining the confidentiality of your login credentials and for activity occurring through your account. You should notify us if you believe your account has been accessed without authorization.

Property listings displayed through ROAM may be supplied by independent property owners, hosts, agents, agencies, brokers, developers, property managers or other third parties.

Unless expressly stated otherwise, ROAM operates as a discovery and connection platform. ROAM is not the owner, landlord, seller or real estate brokerage responsible for third-party property listings.

Property availability, pricing, fees, dimensions, amenities, ownership, legal status and other listing information should be independently confirmed with the relevant provider before you enter into a lease, purchase agreement, booking or other transaction.

ROAM may allow you to request information, contact a provider, request a viewing or express interest in a property.

When you make such a request, relevant information you provide may be shared with the agent, agency, host, property manager or other provider responsible for responding to your inquiry.

Unless expressly stated otherwise, any resulting agreement or transaction is between you and the applicable third-party provider.

Experiences, tours, activities and other local services appearing on ROAM may be operated by independent hosts, creators, businesses or service providers.

Unless ROAM specifically identifies itself as the provider, the third party offering the experience or service is responsible for its operation, availability, pricing, safety requirements, eligibility rules, cancellations and delivery.

ROAM may help users discover or connect with relocation professionals and services relating to moving, housing, schools, banking, insurance, legal or administrative matters, visas and other aspects of establishing life somewhere new.

Unless specifically stated otherwise, these services are provided by independent third parties. ROAM does not guarantee the outcome of applications, approvals or services performed by those providers.

Ask ROAM and other AI-powered features are designed to help users discover, organize and understand information available through ROAM and other permitted sources.

AI-generated responses may contain errors, omissions or outdated information and should not be treated as professional advice or as a guarantee that information is accurate.

Important decisions involving property, immigration, visas, law, finances, healthcare, contracts or other professional matters should be independently verified through qualified professionals or appropriate official sources.

ROAM may allow members, creators, agents, hosts, founders, local experts and other users to create profiles or submit listings, photographs, descriptions, reviews, recommendations or other content.

By submitting content, you represent that you have the rights and permissions necessary to provide that content and to permit ROAM to display, reproduce, format and distribute it in connection with operating and promoting the platform.

You remain responsible for the content you submit.

Agents, agencies, hosts, creators, relocation specialists and other partners are responsible for keeping information they provide to ROAM reasonably accurate and current. ROAM may review, modify, suspend or remove partner content that appears inaccurate, misleading, unlawful or inconsistent with platform requirements.

You agree not to misuse ROAM or interfere with the normal operation of the platform.

You may not use ROAM to commit fraud, impersonate another person, submit intentionally misleading information, distribute malicious software, violate applicable laws, infringe the rights of others or gain unauthorized access to accounts, systems or data.

You may not systematically scrape, copy, harvest or access ROAM content through unauthorized automated methods.

The ROAM platform, brand, interface, software, design system, original editorial content, graphics and other materials owned by ROAM are protected by applicable intellectual property laws.

Nothing in these Terms grants you ownership of ROAM intellectual property. Third-party trademarks, photographs, listings and other materials remain the property of their respective owners.

ROAM may contain links to, integrations with or information from third-party websites, applications, businesses and service providers.

Those services operate independently and may have their own terms, policies and practices. ROAM does not control third-party services and is not responsible for their independent actions.

Certain ROAM services may eventually allow payments, reservations, subscriptions or other transactions. Additional pricing, payment, cancellation or transaction terms may apply to those services and will be presented where applicable.

For transactions completed directly with a third-party provider outside ROAM, payment terms and obligations are established between you and that provider.

ROAM will continue to evolve. We may add, modify, suspend or discontinue features, destinations, listings, services or other parts of the platform. We do not guarantee that every feature or service will remain available continuously or without interruption.

ROAM does not guarantee that you will find a particular property, obtain a visa or approval, successfully complete a transaction, receive a particular service outcome or achieve any specific result from using the platform.

To the extent permitted by applicable law, ROAM and its services are provided on an “as is” and “as available” basis.

While we aim to provide useful and trustworthy information, we do not warrant that all content, listings, recommendations, availability, pricing or third-party information will always be complete, accurate, current or error-free.

To the maximum extent permitted by applicable law, ROAM will not be liable for indirect, incidental, special or consequential losses arising from use of the platform, reliance on platform information, interactions with third parties or inability to access ROAM. Nothing in these Terms excludes liability that cannot legally be excluded.

We may restrict, suspend or terminate access to ROAM when reasonably necessary to protect users, enforce these Terms, address unlawful activity, prevent misuse or protect the security and integrity of the platform.

We may update these Terms as ROAM develops or as legal, operational or product requirements change. When appropriate, we may update the effective date or provide additional notice of material changes. Continued use of ROAM after revised Terms become effective constitutes acceptance where permitted by applicable law.
